What Heirs and Executors Need to Know

Selling land you inherited is different from a typical home sale, especially when the property, the heirs, or the attorney handling the estate are out of state. Here's what I get asked most.

Do I need to be in Arizona to sell?

No. I handle the valuation, marketing, negotiations, and closing paperwork remotely, and can work directly with your attorney if one is involved. Most of my out-of-state clients never need to travel to Arizona.
How is the land valued?

I run a market analysis based on comparable land sales, then factor in access, utilities, zoning, and any title or survey issues that affect what a buyer will actually pay. I'll walk you through the number before we list.
What if there are multiple heirs?

Common, and manageable. I coordinate with all heirs (and their attorney, if involved) to keep everyone informed, get the sale terms agreed on up front, and make sure proceeds are distributed cleanly at closing.
How long does it take to sell?

Vacant land typically takes longer to sell than a house, but pricing it correctly from the start and marketing it to the right buyers (builders, investors, adjacent owners) makes a real difference. I'll give you a realistic timeline once I've seen the parcel.
